Tyler Perry has put his Beverly Hills mansion on the market for $57 million, and he is selling a Wyoming retreat for $39.5 million, for combined asking prices of $96.5 million. The listings come about two weeks after Perry said he is moving to Puerto Rico at the start of 2027, according to Complex, which cited the Wall Street Journal.
Tyler Perry Beverly Hills Mansion: What $57 Million Buys
The property sits on 22.5 acres in Beverly Ridge Estates, a gated community in Beverly Hills, California. The Mediterranean-style house covers about 24,500 square feet with eight bedrooms and 12 bathrooms, Complex reported. It has a library, a private screening room, a bar and a pool, along with a guesthouse and staff quarters. Hollywood Unlocked also described a primary suite with spa-style bathrooms, massage and salon rooms and a private deck.
The sources differ on the size of the house. Hollywood Unlocked listed 24,592 square feet with nine bedrooms and 15 bathrooms, and it added a 24-seat theater, wine storage, a music hall, a game room, a gym and a steam shower. The per-square-foot figures below use Complex’s size, and the larger number would change them by less than half a percent.
Perry bought the land in 2004 for $4.3 million and finished the house in 2012, per Complex. The listing agents are Santiago Arana and Griffin Riddle of The Agency, per Hollywood Unlocked. In the Journal’s account as relayed by Billionaires.Africa, Arana said Perry is “spending less and less time” in California.
The estate has a guest list that has followed it into the listing. Complex reported that Oprah Winfrey and Barack Obama have visited. Prince Harry and Meghan Markle stayed there in early 2020 after leaving royal duties. Meghan said in a 2021 interview with Oprah Winfrey, as IBTimes recounted, “We needed a house, and he offered security as well.”
Wyoming Retreat Adds $39.5 Million to the Sale
The Beverly Hills sale is the larger of two listings that followed Perry’s announcement. Hollywood Unlocked quoted Perry as saying “It’s time to slow down a bit” and said he plans to move to Puerto Rico with his son at the start of 2027. The same report put the estate at 22.5 gated acres.
The second listing is in Jackson Hole, Wyoming. Complex described a log home of about 11,000 square feet on more than 37 acres, priced at $39.5 million. Adding the two asking prices gives $96.5 million.
The two properties price land very differently. At $57 million for 22.5 acres, the Beverly Hills estate asks about $2.53 million an acre, or roughly $2,330 per square foot of house. The Wyoming property asks about $1.07 million an acre at most, since the acreage is reported as more than 37, and about $3,590 per square foot of house.
Beverly Hills commands the higher price for its land, while the Wyoming asking price is higher for each foot of building. Asking prices are not sale prices, and neither home has sold.
Tyler Perry Puerto Rico Move and What He Keeps
Perry announced the move on Sept. 14 during an appearance on “Today with Jenna and Sheinelle,” TheGrio reported. He said he is “pulling back a whole lot” from work and that the move comes at the top of the year. He told the show that getting older inspired the decision and that he wants more time with his son. TheGrio said he spoke with reporter Justin Sylvester and tied the choice to approaching 60, which is three years away for a 57-year-old.
Perry is 57. Reports on the listings said he is still keeping the largest piece of his business footprint. Complex wrote that he has announced no production changes and retains his Atlanta mansion and Tyler Perry Studios, a 330-acre facility. IBTimes reported that he also owns a private island in the Bahamas.
The San Juan Daily Star reported that Perry said the move is real and that he is still working. His film “Why Did I Get Married Again?” arrived on Netflix on Sept. 9, completing a trilogy that began in 2007, the paper reported. The reports reviewed did not include a statement from Perry about the listings themselves.
Tyler Perry Real Estate Return Since 2004
The 2004 purchase price gives a way to measure what the market is being asked to pay. Dividing $57 million by the $4.3 million Perry paid for the land gives a ratio of about 13.3. Over the 22 years from 2004 to 2026, that works out to roughly 12.5% a year, compounded.
That figure overstates the return on the land. The asking price covers the house Perry built, which was finished in 2012, and the cost of building it is not public. It is also a price the seller hopes for. Billionaires.Africa said that the figure is more than triple the $18 million valuation reported for the property earlier, and $57 million divided by $18 million is about 3.2.
The timeline adds a second measure. Perry told viewers on Sept. 14 that he is moving at the top of the year, which leaves roughly three months from the listings to the move. The sale prices have not been tested, because no buyer has been reported for either property.
The acreage Perry is selling is small next to what he keeps. The two listings together cover about 59.5 acres, counting the Wyoming parcel at its reported minimum of 37. The Atlanta studio complex covers 330 acres, so the land on the market equals about 18% of the studio grounds, and the Beverly Hills parcel alone is about one-fifteenth of the Atlanta site. The sale reduces his California and mountain holdings while leaving the production base in Georgia intact.
